We will help you create an exquisitely designed place to live in, rent, or sell.  For many Clients, we are a one-shop-stop consultant covering everything from the initial surveys and inspections of your property to managing paperwork for planning permissions and building regulations approvals. We will introduce you to our network of external consultants and contractors who will deliver 5-star quality at affordable prices.

Planning Strategy

Gartwork provides advice on Permitted Development, Prior Approval, Enforcement, Objections, Appeals, and other Planning Applications. After the consultation, you receive a report with a bespoke planning strategy and clear recommendations for the best route forward.

Listed Buildings and Conservation Areas

With Gartwork’s experience with prominent Listed Buildings, including the Romanian Embassy in London, Part of the Crown Estate your heritage project is being taken care of. Where necessary, we will negotiate designs with conservation officers or Historic England and apply for required additional approvals, such as listed building consent.

Interior Design

With our coaching questionnaire, we discover your preferences and tastes in interior design. In the past, we had clients who thought they had no preferences but the truth is that everyone does! It will be our aim to help you to define what you like and imagine the space that will make your eyes shine with joy. Our interior design includes mood boards showing the main textures, finishes, and style of the furniture. We will add photorealistic 3D visualisation images so you will be able to see how your ideal inspirational space is looking months before it is built.

Our Design Style

We design high-quality modern architecture with an emphasis on its surroundings

When we were children, we dreamt of living in castles. That dream is not completely impossible with the special blend of contemporary and historic architecture. You can expect endless inspiration from the history of your property, while we pair old with new.

Projects are carefully designed with the help of intuition and inventive use of building materials. Every home and place has a unique spirit that we will restore, accentuate, and sensitively balance with modern design, appropriate for our era.

When working with new build projects, we draw an individuality from the local context and its surroundings. Each site is carefully analysed to ensure its potential and the ambitions of our clients are achieved.

Testimonials

‘10 local architects said it’s impossible to get permission from the Council, but Gartwork achieved it.’

‘We told our idea to many local architects in Harrow, and all of them said we would never receive permission for enlargement of the loft because the whole mews has a uniform design. Gartwork carried out a planning analysis and wrote a statement about why we should get it. During the pre-application stage, we were told no by the Council and we were going to appeal, however, Gartwork defended our case and in the end, we received the planning permission. We think this happened only due to Gartwork writing a clever statement proving our case and passionately negotiating it with the Council.’

‘The conservation officer was against replacement of the rotten windows for our grade II listed properties in Cambridge.’

‘We had a challenging situation with the Council wanting us to repair single-glazed windows in two listed properties we were refurbishing. That would have been a nightmare job as with time the windows deteriorated and had a lot of rot inside! Gartwork negotiated the replacement of these windows on our behalf. Alsu even managed to agree to double-glazed units, which was a major plus from the energy point of view. Gartwork also received permission to use upvc instead of timber windows for the other 7 houses we were building in this area as well as supported our another larger project of 14 residential units.

Stephen and Branislav, Waves of London

‘We wanted a high ceiling rear extension but got objections from neighbours.’

It has been our Clients’ dream for a long time to have a high ceiling rear extension where all the family gathers and spends time together. They already had a 2.7m partial extension and it was decided to transform it into a bright, modern, and open-plan space with a height of 3.4m. Unfortunately we got objections from the neighbours, as their extensions were as low as 2.7and 2.2m. However, upon discussion with the Council, we were able to demonstrate that despite the difference in heights, our proposal did not impact the neighbouring properties.
